• Quiet Hours Quiet hours are 10 PM-7 AM. No loud music, slamming doors, or disruptive noise.
• Smoking and Substances - No smoking or vaping indoors. No illegal substances. Marijuana must be stored and used outside.
• Cleanliness - Keep unit clean and odor‑free. Bag trash weekly. Do not flush wipes or foreign objects. Report maintenance issues immediately.
• Safety - Do not tamper with smoke or CO detectors or fire extinguishers. No candles, open flames.
• Guests - Guests allowed but may not stay more than 2 nights per week without written approval. Tenant is accountable for guest behavior.
• Pets - Pets require approval, a non‑refundable pet deposit, and a pet addendum.
• Kitchen Unit - includes full kitchen setup. Clean dishes, counters, and appliances after use. Items must remain in the unit. Damaged or missing items are deducted from deposit.
• Laundry - Clean lint trap after each use.
• Parking - Street parking only. No driveway parking. No blocking driveways or sidewalks. No vehicle repairs.
• Move‑Out - Return unit clean and in original condition. Return all keys and items. Damage beyond normal wear is deducted from deposit.
• Compliance - Violations may result in warnings, fees, non‑renewal, or termination per Colorado law.
