HOME: This home is FULLY FURNISHED and FULLY STOCKED and boasts newer, modern furniture and mattresses. All are in excellent condition. You would bring clothes/sheets/towels,pillows and of course get your own groceries (or I can pre-order same and have them on site for an extra fee).

LOCATION: 4 doors from the Foothills Hospital, a 4 min drive to the University of Calgary/McMahon Stadium. It is completely separate from the main house.

PARKING: There are 2 dedicated parking spots directly beside the laneway and a dedicated brand-new fence/gate to access the laneway. 2 bedrooms (each one has a Queen size bed and its own closet).

My mattresses are exceptionally cared for and steam cleaned after each guest by professional cleaners.

Laneway Home includes:  Full size laundry machines, 3-piece bathroom, living room & large TV, new appliances from 2022 include a gas stove, fridge with front water access, floor to ceiling pantry storage and eating area. An air conditioner is provided which cools the entire unit (and all windows including the front door have screens should you just want fresh air).

Your own private 100 sq. ft. balcony is surrounded by trees and open sky. There are 16 steps that lead up to the Laneway Home (see pics). Keyless entry. Large yard separates the main house so very private to come and go. STORAGE: Is available in waterproof shed (for bikes etc..)

A medical family rents the entire main house and therefore I only allow quiet, respectful tenants in the Laneway Home so as to not disturb the main house.
